How long does a loan signing usually take?

Most signings run 45–90 minutes depending on the loan type. Purchases and refinances tend to be longer; HELOCs and modifications are shorter. I block enough time that I never have to rush.

Do I need to print the closing package?

No — most title companies email the package directly to me. If the lender prefers you receive it first, just forward it to the email I send after you book.

What happens if there is a typo or missing initial in the closing documents?

I won't notarize incorrect documents. If I spot an error during the signing, I pause, document the issue, and contact the title company or lender on the spot so it gets corrected before we proceed.

Can a signing agent come to my home for a mortgage closing in Philadelphia?

Yes — that's the standard for mobile loan signings. Your lender or title company orders the closing package and I bring everything to your kitchen table, living room, or wherever is convenient. Evening and weekend closings are available.

What do I need to have ready for a loan signing appointment?

Two forms of ID (at least one government-issued photo ID), a working pen, and any documents your lender said to bring. The closing package comes from the title company — you don't need to print anything unless told otherwise.

Do you come to me, or do I come to you?

I'm a mobile service — I come to you. Home, office, hospital, coffee shop, wherever the document needs to be signed.

Can I get a document notarized at my house in Philadelphia?

How do I know what to bring?

You'll get a confirmation email after booking with everything you need to prepare — IDs, documents, and any signers who need to be present.

What does it cost?

Pricing depends on the service, location, and timing — it's discussed at booking or at the appointment so you only pay for what you actually need.

Are you a licensed and insured notary?

Yes. I am a commissioned Pennsylvania notary public, NNA Certified, background-checked through the National Notary Association, and carry $1M in Errors & Omissions (E&O) insurance. Pennsylvania law (57 Pa. C.S. § 322) requires notaries to maintain a record of every notarial act for 10 years — every signing I perform is documented and retrievable.
